Walk-in tubs in Fresno, Clovis and the Central Valley

Central Valley families often live in single-story homes, which is good news for aging in place, but many also live well outside town. That changes how a project is planned. Here is what to know in Fresno, Clovis and the surrounding valley.

Talk with a specialist about sizes, features and installation. No obligation.

The San Joaquin Valley is where many California families have farmed, worked and raised children for generations, and where many older adults want to stay. Single-story ranch homes are common here, which makes it easier to live on one level as mobility changes. The challenges are more often distance, heat and the age of the house.

Homes in the Fresno area

Older central neighborhoods

The Tower District and older parts of central Fresno have homes from the 1920s to the 1940s, many on raised foundations with original tile bathrooms. Plumbing may include galvanized pipes and older drains, and a slow drain in the old tub is worth mentioning to the installer.

Mid-century and newer single-story homes

Fig Garden, much of north Fresno and large parts of Clovis have single-story homes built from the 1950s on, many on concrete slabs. If the walk-in tub goes where the old tub sat, the slab is not a concern. These homes are often good candidates for a simple swap.

Farmhouses and rural properties

Older farmhouses may have had bathrooms added or remodeled several times, sometimes without permits. Expect the installer to find surprises when walls open. Many rural homes have private wells and septic systems, which affect water pressure, water quality and drainage.

Manufactured homes

Manufactured homes are common in the valley, both in parks and on private land. Floor strength, bathroom size and permitting all need checking. In many parks, alterations are permitted by the state Department of Housing and Community Development.

Valley heat and winter fog

Fresno summers are long and hot, often well over 100 degrees in July and August. Winters bring cold, damp tule fog. Both affect bathing:

  • In summer, a warm bath in a warm house can make some people light-headed. Keep the bathroom cool, use moderate water temperature, and rise slowly.
  • In winter, colder incoming water makes the water heater work harder. A heated seat helps during fill and drain time.
  • Many valley homes have hard water. Follow the manufacturer's cleaning schedule for jets and drains.

Planning a project far from town

  1. Call first. Find out whether professional installation is available for your ZIP code.
  2. Find a local licensed contractor if installation is not available. Look up their CSLB license.
  3. Plan delivery. Make sure the delivery vehicle can reach the house and that there are enough people to move the tub inside.
  4. Check the water heater, well and septic so the tub fills and drains properly.
  5. Have someone present for the first few baths, especially if the person lives alone and neighbors are far away.

Local aging resources

The Fresno-Madera Area Agency on Aging funds and coordinates services for older adults across Fresno and Madera counties, including information and assistance, meals, caregiver support and senior programs. Other valley counties, such as Tulare, Kings and Merced, have their own agencies. The statewide line, 1-800-510-2020, will route you. Ask about fall prevention classes and any home safety help available locally.

For a person who lives alone in a rural area, also ask about medical alert devices and check-in programs. A walk-in tub reduces one risk; knowing help can be called is another layer of safety.

Veterans

Veterans in the area are served by the VA Central California Health Care System in Fresno. Contact its prosthetics service about the HISA benefit before buying. VA lists walk-in and roll-in showers as eligible examples, and its exclusions include spa, hot tub and Jacuzzi-type tubs. See our funding guide.

Permits

The City of Fresno and the City of Clovis each have their own building departments, as do other valley cities. Unincorporated properties are handled by the county. If a farmhouse bathroom has had unpermitted changes in the past, a new permit may bring questions about older work, so ask your installer how they handle that.

Questions people ask

We live on a rural property outside Fresno. Can we still get a walk-in tub?

Yes. Delivery is available across the Central Valley. Where professional installation is not available, a licensed local contractor can install a delivered tub. Check the contractor's CSLB license and make sure they have the manufacturer's instructions before the tub arrives.

Who is the Area Agency on Aging for Fresno?

The Fresno-Madera Area Agency on Aging serves Fresno and Madera counties. The statewide line, 1-800-510-2020, also connects you to the right office.

Does valley heat affect bathing safety?

Hot weather and warm baths can both lower blood pressure, which may cause dizziness when standing up. Keep the bathroom cool in summer, use a comfortable water temperature, and stand up slowly after draining.

Our home has a well. Does that matter?

It can. Well systems vary in pressure and flow, which affects how quickly a deep tub fills, and well water can be hard or carry sediment. Tell the specialist if your home is on a well.
