Ventura County sits between Los Angeles and Santa Barbara, but its housing has a story of its own. The suburbs along the 101 and the 118 grew fast in the 1960s and 1970s, and many of the people who bought those homes, or their children, still live in them. A bathroom that worked fine at 45 can be the riskiest room in the house at 80. This guide covers what is different about planning a walk-in tub here, using U.S. Census Bureau data for the county and its largest cities.

Why does the age of Ventura County homes matter?
The single biggest difference between Ventura County and the state is when its homes were built. In the Census data, 41.6 percent of the county's housing units date from 1960 through 1979, compared with 28.8 percent statewide. In Thousand Oaks it is more than half.

What this means in the bathroom:
- Standard alcove tubs. Homes from this era usually have a 60-inch tub set between three walls. That is good news, because many walk-in tubs are made to drop into the same opening. Measure the alcove width, depth and the side the drain is on before anything else; our measuring guide walks through it.
- Original plumbing. A 50-year-old drain line, supply valves and shutoffs often need replacing when the old tub comes out. A good estimate says so up front.
- Slab floors. Many tract homes of this era sit on concrete slabs, so moving a drain may mean cutting concrete. A home on a raised foundation gives easier access from below.
- Water heaters. A walk-in tub needs enough hot water to fill it in one go. If the heater is replaced, California requires it to be strapped for earthquakes. See walk-in tubs in older California homes.
- Fixture rules. When a single-family home gets a permit for alterations, California's water-conserving fixture law (Civil Code 1101.4) can require older high-flow toilets and showerheads to be replaced before final sign-off.
Will a walk-in tub fit a Ventura County tract home?
Usually, if the current tub is a standard alcove. The common sticking points are a narrow hallway door, a window low over the tub, or a toilet placed close to the tub end. Walk-in tubs are taller than a standard tub, so a window that sits low on the wall can be a problem. If the person uses a wheelchair or walker, or if soaking is less important than getting in and out easily, a walk-in or roll-in shower may serve better. Our tub or shower guide compares the two, and Showers4Less sells barrier-free shower kits for families who already have a contractor.

Do I need a permit in Ventura County?
It depends on the scope. Swapping a tub in the same spot with minor plumbing work is treated differently from moving a drain, adding a circuit for a heated seat or jets, or changing a wall. Permits come from the city for addresses inside city limits, and from the County of Ventura for unincorporated areas such as Oak Park, Oak View, Somis and Piru. A licensed contractor should know which office applies to your address and pull the permit. Before you sign, check the contractor's license with the Contractors State License Board; our CSLB checklist shows how.
Condos, HOAs and senior communities
Ventura County has many condominiums, townhomes, 55-plus communities and mobilehome parks. In a condo or planned community, expect the association to ask for approval before plumbing work, and possibly for proof of insurance from the installer. In a mobilehome, the floor structure and permit route are different, so tell us up front so the right questions get asked.
How can Ventura County families pay for a walk-in tub?
Most families pay privately, but there are local routes worth checking first:
- Medi-Cal members. In the June 2026 DHCS table, both Medi-Cal plans in Ventura County, Gold Coast Health Plan and Kaiser Permanente, are listed as offering the CalAIM home modifications Community Support. It has a $7,500 lifetime maximum and is meant for members at risk of nursing-home care. Our Medi-Cal home modifications guide and funding checker explains the paperwork.
- Veterans. The VA HISA benefit pays up to $6,800 or $2,000 over a lifetime for medically needed changes, and excludes spa and whirlpool-type tubs. See the HISA bathroom guide.
- Medicare Advantage. Some plans offer bathroom safety benefits. The Ventura County Area Agency on Aging's HICAP counselors give free, one-on-one Medicare help.
- Property taxes. Accessibility work for a severely and permanently disabled resident of an owner-occupied home can be excluded from reassessment. Ask the Ventura County Assessor about form BOE-63.

Who helps older adults in Ventura County?
The Ventura County Area Agency on Aging (VCAAA), a division of the county's Human Services Agency, is the local hub for older adults and family caregivers. Its main line is 805-477-7300. VCAAA runs fall prevention classes, including Tai Chi and Walk With Ease, open to county residents 60 and older and their spouses, and posts home safety tips in English and Spanish. It also runs the county's HICAP Medicare counseling program and an Aging and Disability Resource Center. If you are unsure which program fits, the statewide line at 1-800-510-2020 routes calls to the right local agency.
Balance classes and a walk-in tub work well together. The classes build strength and confidence, and the tub removes the high step over a standard tub wall. Our fall prevention guide covers the low-cost changes, such as grab bars, a hand-held shower and better lighting, that help right away.
What does the process look like?
- Call or send the form. Tell us the city, who will use the tub, and any mobility needs.
- Measure. We will ask for the alcove size, drain side, door width and the height of any window over the tub.
- Choose a model and options. Door direction, seat height, heated seat, and whether jets are worth it for this person.
- Get a written estimate. It should list removal, plumbing, electrical, wall finishing and permits.
- Install or deliver. Professional installation where available, or delivery to your own licensed contractor.
Read the full installation process for what happens on install day. Aging Safely Baths also keeps a statewide California walk-in tubs and roll-in showers page.
